Solar for Rural
East Midlands Properties

Farmhouses, barn conversions, and village properties are often the strongest solar investments of all. Here's why — and how to get it right.

Why Rural Properties Are Ideal for Solar

Rural properties across the East Midlands — farmhouses in the Melton Mowbray district, stone cottages in Rutland, barn conversions near Market Harborough, and village homes across Northamptonshire and Lincolnshire — share characteristics that make them outstanding solar investment opportunities.

Larger roof areas

Farmhouses and rural properties often accommodate 6–12kW systems — two to three times the capacity of a typical urban semi.

Minimal shading

No neighbouring buildings causing overshadowing. Open sky aspects maximise generation hours throughout the day.

Off-gas heating

Many rural properties rely on oil or LPG. Solar combined with a heat pump replaces the most expensive heating in one project.

Higher electricity use

Larger properties with outbuildings, workshops, or agricultural uses consume more electricity — making larger systems proportionally more valuable.

The Oil Heating Replacement Pathway

Approximately 1.6 million UK homes heat with oil — a disproportionate number in rural areas. Oil is the most carbon-intensive and price-volatile domestic heating fuel. The three-step pathway to near-zero energy costs for rural properties is:

    1

    Install solar panels

Size the system for the property's full electricity consumption plus the future heat pump load. For a large farmhouse, this often means 8–12kW.

    2

    Add battery storage

A 9.5kWh or larger battery stores surplus daytime generation for evening and overnight use, dramatically increasing self-consumption.

    3

Replace the oil boiler with an air source heat pump

An ASHP produces 3–4kW of heat per 1kW of electricity consumed. Powered by solar electricity, this replaces expensive oil with effectively free heat.

Boiler Upgrade Scheme: The government provides grants of up to £7,500 for air source heat pump installation — available to all eligible rural properties. Energy Concerns advises on eligibility during your free survey. The Boiler Upgrade Scheme can be combined with the 0% VAT on solar panels and the Smart Export Guarantee for maximum funding support.

System Sizing for Rural Properties

Property Type System Size Annual Generation Annual Saving
Village cottage 3–5kW 2,600–4,300 kWh £600–£900/yr
Rural semi/detached 5–7kW 4,300–6,000 kWh £900–£1,200/yr
Farmhouse 7–10kW 6,000–8,500 kWh £1,200–£1,800/yr
Large farm + heat pump 10–15kW 8,500–13,000 kWh £2,000–£3,500/yr

Heat pump savings assume oil heating replaced at 70p/litre. Solar savings based on 2024 electricity rates and 50% self-consumption.
