Do Solar Panels
Add House Value?
What the research says, how much East Midlands homeowners can expect, and what makes the difference between a value-adding installation and a conveyancing headache.
What the Research Shows
Multiple studies — from the UK government's DECC, Zoopla, and Rightmove — consistently show that solar-equipped homes sell for a premium. The consensus across UK and US research is a price uplift of 0.5–4% over comparable non-solar properties.
The US research is more extensive: the Lawrence Berkeley National Laboratory analysed 22,000 home sales and found solar adds an average of $15,000 (approximately £12,000) to US home values — roughly four times the average UK figure, which reflects the higher electricity costs in premium US markets. The UK premium is more modest but still meaningful.

The EPC Connection
Solar panels typically improve a home's Energy Performance Certificate (EPC) rating by 1–2 bands. This matters for three reasons:
Green mortgage eligibility
Major lenders including Halifax, NatWest, and Barclays offer green mortgages with discounted rates for EPC C or above. Discounts of 0.1–0.5% on a £250,000 mortgage save £250–£1,250 per year in interest.
Buyer pool expansion
Buyers searching for energy-efficient homes specifically filter for EPC C or above. Solar moves many properties into this bracket, immediately expanding the active buyer pool.
Future-proofing against legislation
The government is expected to require EPC C or above for rented properties in the coming years. Buy-to-let investors who install solar now avoid a mandatory spend later — while earning from the system in the meantime.
